What is DDA Special Housing Scheme?
The DDA Special Housing Scheme 2021-22 is a targeted housing scheme launched by the Delhi Development Authority for the benefit of the residents of New Delhi. This welfare scheme facilitates the sale of subsidized apartments to citizens from specific income groups through the medium of a name draw.
An estimated total of about 18,000 flats were available on sale in Delhi, in locations like Jasola, Dwarka, Rohini and Narela for residents across different categories – Higher Income Group (HIG), Middle Income Group (MIG), and Lower Income Group (LIG) and Janta flats. In some cases, the authorities have also made provisions for auctioning of residential plots in 2021.
New updates show that 76 institutional plots, 33 freehold commercial plots, 25 expandable housing scheme plots and 6 different restaurant units on a license fee basis were also a part of the auction. Officials report that 18 function sites, 36 freehold residential plots. 24 kiosks, 27 freehold industrial plots and 125 freehold built-up shop units have also been added to the DDA inventory.
The DDA Housing Scheme 2022 is ideal for those who are unable to purchase properties at full price because of economic constraints and would like to own one, nonetheless. In tandem with the Prime Minister’s vision of making housing affordable for all, this scheme – by extension, strives to make property purchase possible across income strata, for aspiring property owners. This scheme is also similar to the CLSS scheme under the Pradhan Mantri Awas Yojana (PMAY), which offers credit linked subsidy of up to Rs.2.67 lakh to three categories of applicants divided on income.
DDA Special Housing Scheme 2021-22 Details
An important development in the scheme in 2022 is its progression to going completely online. Applicants can make payments online, using the DDA software portal itself (AWAAS), eliminating using a third-party lender’s portal altogether. The scheme’s commitment to online access will also mean the draw for the next round will be streamed for all to see.
In addition to the scheme’s online adoption, more flats have been added to the inventory. With many flats being surrendered under the scheme, the regulatory authority has announced a “first come, first serve” policy for those inventories that are not in demand. One of the most sought after DDA Housing Scheme projects – The Jasola Pocket 9B, which offers HIG flats, registered a surrender of nearly 175 flats – all 3 BHK apartments with a multi-level parking facility. This not only means that applicants have more flats in the pool to choose from, but also saves the DDA a substantial amount on maintenance charges, as the flats will soon be occupied by new residents. The draw for these flats will follow the first draw, after which 20% of the waitlisted applicants will be allowed to participate.

Eligibility Criteria of the DDA Housing Scheme
Like all government-run welfare schemes, the DDA Housing Scheme too has eligibility criteria which once met, open the door to subsidized housing for interested applicants. Applicants must ensure that they can satisfy all the following –
- The applicant must be at least 18 years old
- The applicant cannot own any other property in the urban regions of Delhi NCR, neither can their spouses, dependants or unmarried children which is larger than 67 sq.mt.
- If both spouses apply and get selected, only one can keep the flat
- One candidate can make only one application
- Only online applications will be accepted for the DDA Housing Scheme
- If an applicant applies for a house under more than category, then the applicant will have to bear the registration costs of the higher category
- An applicant can give up to 7 locality preferences
Documents Required to Apply for DDA Flats
The following documents must be submitted to be able to be eligible for a DDA Housing Scheme flat.
- Self-attested copy of PAN Card
- Proof of residence: self-attested copy of passport, ration card, driving license, government identity card, telephone, electricity, or water bill, house tax receipt, bank passbook or Aadhaar card
- Self-attested copy of bank passbook or statement of account, or a copy of the applicant’s income tax return(s), filed for the assessment year.
- Passport size photographs in jpeg, png or jpg format under 50 KB
- Proof of income from economic weaker section category
- Attested copy of original caste certificate
- Attested copy of original handicapped certificate

- Register your account on the website with a valid email ID
- Enter your name, date of birth, PAN details and other requested ID information
- Preserve your User ID and Password for future use
- Fill in the rest of the registration form with your personal, income, bank, and address details
- Upload your photograph and signature in the requested format
- Complete the declaration by ticking the checkbox
- After making your submission, make a note of your registration date, number, and fees
