In line with Pradhan Mantri Awas Yojana’s aim of providing affordable housing for all by 2022, Indira Awas Yojana (IAY), a scheme for rural housing, was revamped and launched as Pradhan Mantri Awas Yojana Gramin (PMAYG) in April 2016. Sponsored by the Central Government of India, this scheme offers monetary assistance to beneficiaries for building pucca houses replete with basic amenities such as drinking water, sanitation, and power supply.
Further, houses built under the PM Awas Yojana Gramin scheme will be low-cost, disaster-resilient, and in line with the socio-cultural and geo-climatic conditions of the region. Anyone who stays in a dilapidated house in rural areas of the country, except Delhi and Chandigarh, is eligible to apply for this initiative and avail assistance.

Through this scheme, the Central Government of India initially aimed to provide 1 crore pucca houses in three years, from 2016 to 2019. The foremost Pradhan Mantri Awas Yojana Gramin benefit is that those living in dilapidated and kutcha houses will be enabled to make the shift to pucca houses.
Further, the Government has allocated Rs.10,000 crore to the Pradhan Mantri Awas Yojana Gramin scheme in the 2020-21 Union Budget and the Centre aims to construct 4 crore pucca houses across India by 2022 for the country’s rural poor.
Listed below are the salient features of the PMAY Awas Yojana Gramin scheme.
The unit cost will be shared between the Central and State governments, with the Central Government contributing 60% and the State Government financing the remaining 40% for plain regions. For rural areas situated in the North Eastern and three Himalayan states of Himachal Pradesh, Uttarakhand, and Jammu and Kashmir, the Central Government will finance 90% of the cost, with the State Government bearing 10%.
In the plain regions, the amount of monetary assistance offered per unit is Rs.1.20 lakh. However, for units constructed in hilly states, difficult areas, zones in the Integrated Action Plan (IAP) for Selected Tribal and Backward Districts, the amount monetary assistance offered is Rs.1.30 lakh.
The Central Government will finance 100% of the houses constructed under the PMAYG scheme in Union Territories, including the newly-formed UT of Ladakh.
As a beneficiary, you will be employed as an unskilled labour for 90-95 days under the MGNREGA scheme.
Houses under the PMAYG scheme will focus on quality construction, using skilled masons, good design, and local materials.
The scheme is linked to other Central Government schemes such as Swachh Bharat Mission Gramin (SBMG). Through this collaboration monetary assistance of Rs.12,000 will be provided for the construction of toilets.
Houses constructed under the PMAYG scheme will have a minimum area of 25 sq. mt. Also, basic amenities like a clean space for cooking and power supply will be part of the units.
Beneficiaries of PM Awas Yojana Gramin will be finalised considering data from the Socio Economic and Caste Census (SECC) 2011.
All payments will be electronically transferred to the beneficiary’s Aadhaar-linked bank or post office account.
Any beneficiary who desires to obtain a loan will be facilitated to get assistance of up to Rs.70,000 from a lending institution.
On successfully registering for PM Awas Yojana Gramin online, apply for a loan if you wish to obtain assistance at a subsidised rate.
As a PMAYG beneficiary, you can avail a loan of up to Rs.70,000 from financial institutions.
Under the Rural Housing Interest Subsidy Scheme and PMAYG you get an interest rate subsidy of up to 3% on a maximum loan amount of Rs.2 lakh.
The loan can exceed Rs.2 lakh, however, the subsidy applies to Rs.2 lakh only.
The tenor can go up to 20 years.
You need to meet the following eligibility criteria to qualify for the PMAYG scheme.
You or your family must not have any other pucca house in the country.
Only families having houses with zero, one, or two rooms, with a kuccha wall and roof can apply for this scheme.
Households must not have a literate adult above 25 years of age.
Families without male or adult members in the age range of 16 to 59 years.
Families that have a disabled member and do not have other able-bodied persons.
Candidates that have no land and earn livelihood via casual labour.
Further, the Government will heavily depend on the SECC data of 2011, and priority will be given to beneficiaries that demonstrate the worst living conditions. Additionally, if you have a motorised two-, three- or four-wheeler vehicle, agricultural equipment, or even a fishing boat, you are not eligible for this scheme.
Further, you are excluded from the scheme if:
You have a Kisan Credit Card with a spending limit that is greater than or equal to Rs.50,000.
A member of the household is a government employee earning more than Rs.10,000 per month.
A household that has a member who pays professional or income tax.
Families that have a landline connection or own a refrigerator.
You need to submit the following documents with your application for PMAYG.
Aadhar card number
Bank account details
Document proving consent to use your Aadhar information
Job card number registered under the MGNREGA scheme
SBM-G registration number
Though there is no application process as such since beneficiaries are picked from the names that the Gram Sabha shortlists from the SECC 2011. It is possible to add a beneficiary, or carry out registration and to do so, follow these steps.

Enter your Aadhaar number and click on the search button
On finding your name, click on ‘Select to Register’
Check the automatically-filled details and enter the rest as required

On the next page enter your MGNREGA card number and SBMG number
So, if you want a loan, when you register for PMAY G, apply online and enter the loan amount.
