What is Pradhan Mantri Awas Yojana – Gramin (PMAY-G)?
Pradhan Mantri Awas Yojana – Gramin (PMAY-G) is a Central Government scheme that provides financial assistance to rural families living without a permanent home or in structurally unsafe kutcha houses. Launched in 2016, it replaced the Indira Awas Yojana with a more targeted, technology-driven approach to rural housing.
The scheme identifies beneficiaries using Socio-Economic and Caste Census (SECC) data, verified by Gram Sabhas. Financial assistance is transferred directly to Aadhaar-linked bank accounts, removing middlemen from the process.
The primary goal of PMAY-G is to ensure every rural family has a pucca house with basic amenities — clean water, sanitation, and electricity — by 2029. The scheme targets families who either have no home at all or live in houses with zero to two rooms and kutcha walls and roof.
Key objectives of the scheme:
- Build 4.95 crore pucca houses in rural India by 2029
- Provide toilets under Swachh Bharat Mission – Gramin (SBM-G) alongside housing
- Support landless families — over 2,68,480 have been approved so far
- Generate rural employment — approximately 568 crore person-days created between 2016 and 2025
- Use technology for transparency: Awaas+ app, geo-tagging, AI/ML fraud detection, and Aadhaar-enabled DBT

Can you get a PMAY subsidy on an existing home loan?
No. The PMAY subsidy applies only to new home loans and cannot be claimed on loans that are already disbursed. The subsidy is credited to your loan account only after eligibility is confirmed and the verification process is complete.

Households in hilly or challenging regions — including Jammu and Kashmir, Uttarakhand, Ladakh, North-East states, and Himachal Pradesh — are eligible for up to Rs. 1,30,000. An additional Rs. 12,000 is provided for toilet construction under Swachh Bharat Mission – Gramin. All payments are made directly to Aadhaar-linked bank accounts.
Is PMAY-G applicable to Gram Panchayat residents?
Yes. PMAY-G is specifically designed for rural residents, which includes all households under Gram Panchayats. You can contact your ward member or Gram Panchayat office for application details and to verify whether your name has been included in the SECC-based beneficiary list. The application form is available at your Gram Panchayat and must be submitted with proper documentation.

Start by checking your eligibility based on income, family size, and housing status.
