What is PMAY Urban and who does it serve?
Pradhan Mantri Awas Yojana – Urban (PMAY-U) is the Government of India's flagship urban housing scheme, launched in 2015 with the vision of achieving "Housing for All", ensuring that every eligible urban family can own a safe, permanent home. It provides financial assistance and interest subsidies to urban residents who do not own a pucca house and lack the means to purchase one at prevailing market prices.
PMAY-U 2.0, the current phase, targets housing support for 1 crore urban families and runs through 2029. It focuses on economically weaker sections (EWS), low-income groups (LIG), and middle-income households (MIG), covering interest subsidies, construction support, and enhancement of existing kutcha homes.
PMAY-U eligibility — income categories and benefits
| Category | Annual income range | Interest subsidy | Benefit type |
|---|---|---|---|
| EWS (Economically Weaker Section) | Up to Rs. 3 lakh | 4% on first Rs. 8 lakh of loan | Highest priority; new/ resale/ construction |
| LIG (Low Income Group) | Rs. 3–6 lakh | 4% on first Rs. 8 lakh of loan | New/ resale/ construction |
| MIG (Middle Income Group) | Rs. 6–9 lakh | 4% on first Rs. 8 lakh of loan | Interest subsidy on eligible loans |
Maximum subsidy across all categories: Rs. 1.80 lakh, disbursed in five annual instalments of Rs. 36,000 each. The subsidy applies to home loans of up to Rs. 25 lakh on properties valued up to Rs. 35 lakh, for a loan tenure of up to 12 years.
Other mandatory conditions for all categories:
- Applicant must not own a pucca house anywhere in India
- Family includes spouse and unmarried children
- Aadhaar is mandatory for all family members
- Must be an urban resident in a notified city/ town
Documents required for PMAY-U beneficiary verification
- Aadhaar card (mandatory for all family members)
- PAN card
- Income certificate or salary slips
- Address proof — utility bills, voter ID, or ration card
- Bank account details for subsidy disbursement
Income certificate mismatches and Aadhaar detail discrepancies are the two most common causes of application rejection and delays — verify both carefully before and after submitting your application.

How to check PMAY-U status offline

- Carry your Aadhaar card, application acknowledgement receipt, and registered mobile number
- Request the help desk to verify your application status, beneficiary inclusion, and subsidy approval details
- For active applications, ask whether any additional documents or corrections are pending
This method is particularly useful for applicants without reliable internet access or those requiring assistance for pending verification issues.
Understanding PMAY-U status messages
| Status | What it means | What to do |
|---|---|---|
| Approved | Application accepted; subsidy in process | Wait for subsidy disbursement |
| Under Verification | ULB or state is verifying your details | Be patient; check periodically |
| Pending at ULB | Urban Local Body conducting local verification | Visit your ULB if it has been pending for more than 15 working days |
| Rejected | Application declined | Review the rejection reason and reapply after corrections |
| Not Found | Name not appearing | Check spelling, search by Aadhaar, or visit ULB |
A temporarily missing name is common during system data updates or re-verification phases — do not panic if your name disappears briefly, as it usually reappears once the update cycle completes.
Why your name may be missing from the PMAY-U list
Common causes:
- Income mismatch — declared income inconsistent with income certificate
- Aadhaar detail discrepancy — name or date of birth differs between Aadhaar and application
- Property ownership conflict — another property detected in the applicant's name
- Duplicate application — more than one application filed under the same family's Aadhaar
- Incomplete documentation — required documents not submitted or not verified
How to fix it: Use the 'Edit Assessment Form' option on the PMAY portal using your Assessment ID and registered mobile number for minor corrections. For major corrections (Aadhaar details, income category), visit your local ULB with supporting documents.
PMAY-U subsidy amounts under 2.0
Under PMAY-U 2.0, eligible beneficiaries receive an interest subsidy of up to Rs. 1.80 lakh on home loans under the Interest Subsidy Scheme (ISS). The subsidy is calculated at 4% on the first Rs. 8 lakh of the loan amount, for a tenure of up to 12 years, and is disbursed in five equal annual instalments of Rs. 36,000 each directly to the borrower's loan account. Earlier PMAY phases under the Credit Linked Subsidy Scheme (CLSS) provided subsidies of up to Rs. 2.67 lakh for EWS and LIG, and Rs. 2.30–2.35 lakh for MIG-I and MIG-II applicants. The subsidy reduces the effective interest burden on the home loan, making monthly EMIs meaningfully lower
How PMAY-U connects to your home loan
PMAY-U subsidies work specifically through home loans — the interest subsidy is applied to an eligible home loan taken from a bank, housing finance company, or cooperative society, reducing the effective interest rate payable. This means accessing PMAY-U benefits requires applying for a home loan alongside your PMAY-U application.
Bajaj Finance offers home loans from 7.25% p.a.* with amounts up to Rs. 15 Crore* and tenures up to 32 years. As a recognised housing finance company, Bajaj Finance is eligible to process PMAY-U interest subsidy applications. Check your eligibility today.
Checking the PMAY-U beneficiary list early — and correcting any errors promptly — ensures you do not miss out on the interest subsidy that makes a significant difference to your home loan's effective cost.

How can I track my PMAY-U application using a toll-free number?
Call HUDCO at 1800-11-6163 or NHB at 1800-11-3388 or 1800-11-3377. These helplines can assist with application tracking and status queries.
What is the difference between PMAY 1.0 and PMAY-U 2.0?
PMAY 1.0 ran from 2015 to 2024 with a target of "Housing for All" by 2022, extended to 2024. PMAY-U 2.0 extends the mission to 2029, targeting 1 crore additional urban families. It introduces a restructured income framework — with a single MIG category capped at Rs. 9 lakh annual income rather than the old MIG-I/MIG-II split — and a new Interest Subsidy Scheme (ISS) offering up to Rs. 1.80 lakh, with an enhanced focus on EWS and LIG segments and a new Affordable Rental Housing vertical.
Is Aadhaar mandatory for PMAY-U?
Yes — Aadhaar is mandatory for all family members listed in a PMAY-U application. It is used to verify identity, prevent duplicate applications, and disburse subsidies through Direct Benefit Transfer. Ensure your Aadhaar details exactly match the information submitted in your PMAY application.
