About e-Khata
Is e-Khata available for properties outside Karnataka?
No. The e-Khata system is specific to Karnataka, managed by BBMP for urban properties in Bengaluru and by Gram Panchayats for rural areas through the E-Aasthi portal. Other states have their own property record systems — such as Patta in Tamil Nadu, Khewat/Jamabandi in Punjab and Haryana, and RoR (Record of Rights) in most other states.
What is the difference between Khata A and Khata B in Karnataka?
Khata A is issued for properties that are legally approved — properties with all required approvals, registered with BBMP, and eligible for building plan sanctions and trade licences. Khata B is a revenue register entry for properties that do not yet have full BBMP approval — such as revenue sites or properties in areas recently brought under BBMP limits. Khata B is not suitable for home loan applications. You must convert to Khata A before applying for a loan.
Can you apply for a home loan using e-Khata as the only ownership document?
No. e-Khata is one of several documents required for a home loan — it confirms municipal registration and ownership. Lenders also require the sale deed (title document), encumbrance certificate, approved building plan, and occupancy certificate depending on the property type. How long does it take to receive an e-Khata after applying?
