The Uttar Pradesh government issues a higher circle rate for commercial units compared to residential units.
Individuals with luxury apartments with amenities such as parking lot, lift, swimming pool, security guard, etc. need to pay an additional charge to evaluate individual circle rates. Charges for individual amenities are given below.

Stamp value is the higher of the circle rate for a particular region or housing unit and transaction value of a property. Stamp duty is calculated as a percentage of the stamp value. It is a tax which the buyer of a property needs to pay to formalise the purchase with the Uttar Pradesh Government.
The current stamp duty rate in Noida is 7% for all types of owner – male, female, joint owners.
A homeowner needs to pay a registration fee to register his/her property with the local municipal body. The registration fee in Noida is Rs. 10,000 excluding tax.

I. Builder floors on independent plots

II. Residential apartments – Noida authority flats, Shramik flats, and EWS flats
[Built-up area (sq. m) x applicable circle rate (per sq. m) x (1 + amenity charge) x (1 – floor relief)] + [Number of open parking lots x 150000] + [Number of closed parking lot x 300000]
III. Plot

IV. Independent house

Transfer fees are payable by the seller during purchase or sale of a property. Properties in Noida are on leasehold. The Noida authority leases plots for 90 years. When transferring or selling a property, the seller needs to acquire transfer permission or memorandum from the authoritative body. Transfer fee varies from one locality to another.
The seller should file an application to the Noida authority with the Transfer Application Form. It is to be submitted on a stamp paper along with the transfer fees. An application grant is legitimate for 6 months.
