Bhunaksha Andhra Pradesh is the state's cadastral map service. It shows where a survey number lies and what shape it has. It does not show who owns it.

  • Map: boundary, shape, neighbouring survey numbers and map area
  • 1-B record: owner and recorded extent, from the Meebhoomi portal
  • Adangal: land type and use, from the same portal
  • Gap test: (1-B extent − map extent) ÷ 1-B extent × 100
  • Section 22A check: confirms the land is not on a list barred from registration

Check the prohibited-property list before you pay any advance. Then compare the map, the 1-B and the Adangal for the same survey number, and ask the seller to explain every gap.

What does Bhunaksha Andhra Pradesh show?

It shows the cadastral map: the boundary of each survey number, its shape, its neighbours and its map extent. Meebhoomi, the state's land records portal at meebhoomi.ap.gov.in, holds the textual records.

FMB stands for Field Measurement Book, the sketch of a survey number's measured boundary. The 1-B is the Record of Rights (RoR).

How do I check Bhunaksha Andhra Pradesh for a survey number?

Five steps take you from the portal to a saved map.

  1. Open the Bhu Naksha service linked from Meebhoomi.
  2. Select the district, zone or mandal, village and land type.
  3. Select the survey number by clicking the plot or using the search bar.
  4. Open the plot information, then click Map Report.
  5. Save the report with the date of the check.

Read the survey number from the seller's papers, including any sub-division such as 123/2. A parent number and a sub-division number can show different extents.

How do I compare the map with the 1-B?

Open all 3 records for the same survey number and compare the extent in each. Convert every figure to one unit first.

Formula used: Gap % = (1-B extent − map extent) ÷ 1-B extent × 100. One acre is 100 cents, and one acre is 4,046.86 square metres.

Trade-off: a small gap can come from map scale or rounding, but a larger gap can mean a strip was sold earlier or a neighbour has encroached. Paying first and asking later leaves you to carry the loss.

Ask the Mandal Revenue Officer or the village revenue staff to explain any gap in writing before you transfer money.

What is the Section 22A check and why come first?

Section 22A of the Registration Act, 1908 lets the state bar registration of certain land. In Andhra Pradesh, the barred categories include government land, assigned land and endowment land. A parcel on the list cannot be registered, so a loan against it cannot be completed.

Run the check on the state registration department's prohibited-property search, using the district, mandal, village and survey number. The West Godavari district website, for example, publishes mandal-wise lists under Section 22A.

Run it before any advance, and run it again just before registration, because lists are updated.

A worked example: a 4.8% gap on 2.50 acres

Consider Srinivas, a 45-year-old trader in Vijayawada with a household income of Rs. 1.2 lakh a month and a CIBIL Score of 748, buying agricultural land advertised at Rs. 40 lakh an acre.

Formula used: Price for the mapped extent = price per acre × map extent.

ItemValue
1-B extent2.50 acres (250 cents)
Map extent2.38 acres (238 cents)
Gap4.8%
Price for 2.50 acresRs. 1,00,00,000
Price for 2.38 acresRs. 95,20,000
DifferenceRs. 4,80,000

The revenue office confirmed that 0.12 acre had been sold earlier. Srinivas renegotiated to Rs. 95.2 lakh. The prohibited-property search showed no entry for the survey number.

What do lenders need for land in Andhra Pradesh?

Bajaj Finance runs a legal check on the land records, so a map that agrees with the 1-B speeds the sanction. Read how the checks work in the guide to legal and technical verification.

Frequently Asked Questions

Records and terms

Before you pay

What is the difference between the 1-B and the Adangal?

The 1-B is the Record of Rights, and it shows who owns the land and the recorded extent. The Adangal is a village-level record of how the land is used, including crops and land type. Check both for the same survey number, because a loan or a sale depends on ownership and on the land's actual use.

Can I use a map printout as proof of ownership?

No. The map shows where a survey number lies and what shape it has, not who owns it. Ownership comes from the 1-B and the registered title papers. Keep the map report, with its date, as evidence of location and boundary, and expect a lender to ask for certified records as well.

Why does the sub-division number matter?

A survey number can split into sub-divisions such as 123/1 and 123/2, each with its own owner and extent. If you check only the parent number, you may read the wrong parcel's record. Enter the exact sub-division in every search, and match it to the number in your sale agreement.

When should I run the Section 22A check again?

Run it once before you pay any advance, and again in the days before registration. The lists are updated, so a clear result from last month does not protect you today. Save a dated copy of each result, and ask the seller in writing to correct any entry before you proceed with the purchase.
