In summary

Budget a bathroom remodel from the inside out: demolition, plumbing and waterproofing first, then tiles and fittings. These hidden layers prevent leaks later, so do not cut them to afford a costlier tile. A 40 square foot room can be redone for about Rs. 1.7 lakh with standard fittings, including a buffer for surprises. Save on finishes, agree the scope in writing, and pay the contractor in stages tied to work done.

  • Tiles and laying are the largest item.
  • Waterproofing protects everything above it.
  • A buffer covers surprises found during demolition.
  • Pay in stages, keeping the last payment until the end.

In what order should the work happen?

The order matters as much as the budget, because each layer of a bathroom is sealed by the one after it:

  1. Demolition (1 to 2 days): Removing old tiles and fittings exposes the pipes and walls, and surprises appear here.
  2. Plumbing (2 to 3 days): Pipes are hidden once tiles go on, so replace old galvanised pipes now, not after a leak.
  3. Waterproofing and curing (3 to 4 days): A coating on the floor and lower walls stops water seeping into the structure or the floor below. Ask for a ponding test, where the floor holds water for a day, before tiling.
  4. Tiling (3 to 4 days): Laid over the sealed surface, with a slope towards the drain.
  5. Fittings and electricals (1 to 2 days): Fixed last, so they are not damaged during the heavy work.

Plan for 2 to 3 weeks in all, including delays in material supply, and arrange another washroom in the meantime.

Where can you save without cutting corners?

In a bathroom, save on what you can see, not on what you cannot:

  • Tiles: Standard vitrified or ceramic tiles cost far less than natural stone and are simpler to maintain. Choose anti-skid tiles for the floor.
  • Fittings: A mid-range wall-hung WC and mixer perform as well as premium brands for everyday use.
  • Reuse: A sound door frame, mirror or cabinet can stay, which also cuts the debris to clear.
  • Layout: Keeping the WC and shower where the drains already are avoids costly plumbing changes.
  • Lighting and ventilation: LED fittings and a good exhaust fan cost little, cut damp in a bathroom and use less power for years.

Do not save on waterproofing, pipes or the contractor's skill. A leak behind new tiles means breaking them again, at a cost far above the original saving.

Mansi's bathroom

Mansi is 37, a salaried port customs documentation officer in Bhavnagar, with a salary of Rs. 66,000 and a 752 CIBIL score. The quote above is for her 20-year-old bathroom, which had leaking pipes and loose tiles. She paid Rs. 25,000 herself and borrowed Rs. 1.45 lakh at an illustrative 15.5% per annum. The equated monthly instalment (EMI) for each tenure she weighed is below.

EMI = P × R × (1 + R)^N ÷ [(1 + R)^N − 1]. Here P = Rs. 1,45,000, R = 15.5 ÷ 1,200 and N = months.

TenureMonthly EMI (Rs.)Total interest (Rs.)EMI as share of salary (%)
18 months (1.5 years)9,08018,43913.8
24 months (2 years)7,06524,56110.7

Last updated: 26th October, 2026

Two years instead of 18 months leaves Rs. 2,015 more in her account each month, for Rs. 6,122 extra interest. Rs. 5,989 is the most she would pay for processing. Mansi chose 24 months, so the bathroom work did not squeeze other household costs.

What can delay approval: a CIBIL score below 650 or existing EMIs that take up a large share of your income. Names or addresses that do not match across documents, and more than one loan application in the same month, can also slow it down.

What should you agree with the contractor?

A written scope avoids most disputes. Agree these points before bathroom work starts:

  • An itemised quote with brands and sizes: It stops cheaper substitutes being fitted in place of what you chose.
  • Payment in stages tied to work done: Pay for progress, not in advance, and keep the final payment until the last fitting is installed and tested.
  • A waterproofing test before tiling: The ponding test proves the seal holds before it is covered.
  • A timeline with dates for each stage: It gives you a basis to ask about delays.
  • Debris removal: Agree who clears the rubble and where it goes.

Keep photos of the bathroom pipes and waterproofing before they are covered. They help if a problem appears later.

Planning

Can I remodel a bathroom under Rs. 2 lakh?

Yes, with standard tiles and fittings and a clear scope agreed with the contractor. In this example, a bathroom of about 40 square feet cost Rs. 1.7 lakh, including demolition, plumbing, waterproofing, tiles, fittings and a buffer. Costs vary by city and brand, so take 2 or 3 local quotes for the same scope.

In the budget on this page, tiles and laying were the largest item at Rs. 48,000, with plumbing and demolition next. Together, those 3 took over half the budget. Natural stone, larger areas and premium fittings raise the cost sharply, so choose finishes only after the hidden work has been priced and agreed.

Waterproofing seals the floor and lower walls so water does not seep into the structure or the floor below. A leak under new tiles means breaking them to repair it. At Rs. 12,000 in this budget, it was a small share of the total that protected the rest of the bathroom.

It depends on the scope and the contractor, but plan for 2 to 3 weeks for a full remodel, including curing time for waterproofing and tile adhesive. Arrange another bathroom for daily use while the work runs. Agree the timeline in writing before work starts, with a date for each stage of the bathroom.
