Determine Your Home Loan Eligibility Amount on a Rs. 80,000 Salary
Last updated: Oct 2026
A home loan on Rs. 80,000 salary depends on how much of your take-home the lender lets you commit to Equated Monthly Instalments (EMIs). The range below assumes Rs. 80,000 net a month and 8.50% p.a.
- No other EMIs: Rs. 41.5 lakh (45%, 20 years) to Rs. 52.0 lakh (50%, 30 years)
- With an existing Rs. 8,000 EMI: Rs. 32.3 lakh (45%, 20 years) to Rs. 41.6 lakh (50%, 30 years)Property price: a Rs. 46.1 lakh loan supports a property
- Property price: a Rs. 46.1 lakh loan supports a property near Rs. 57.6 lakh at 80% loan-to-value
Trade-off: stretching from 20 to 30 years adds Rs. 5.9 lakh of loan and Rs. 42.1 lakh of interest
Use take-home pay, not cost to company (CTC), and subtract every existing EMI. Then test the table's loan against the property price you want.
How much home loan can I get on an Rs. 80,000 salary?
Between Rs. 32.3 lakh and Rs. 52.0 lakh, depending on your other EMIs, tenure and the income share your lender allows.
| Scenario | Tenure | Loan supported (Rs. lakh) |
|---|---|---|
| 50% share, no other EMI | 20 years | 46.1 |
| 50% share, no other EMI | 25 years | 49.7 |
| 50% share, no other EMI | 30 years | 52.0 |
| 45% share, no other EMI | 20 years | 41.5 |
| 50% share, Rs. 8,000 other EMI | 20 years | 36.9 |
| 45% share, Rs. 8,000 other EMI | 20 years | 32.3 |
Assumptions: Rs. 80,000 net a month, 8.50% p.a., EMI of Rs. 868 per lakh at 20 years. The rate is illustrative, not a quote.
How is the loan amount worked out?
For a home loan on Rs. 80,000 salary, multiply your take-home by the income share, subtract existing EMIs, and divide by the EMI per lakh.
Formula used: Loan = (net salary × share − existing EMIs) ÷ EMI per lakh. At 50%, 20 years and no other EMI: (Rs. 80,000 × 0.50) ÷ 868 = Rs. 46.1 lakh.
The income share is the fixed obligations to income ratio (FOIR). Lenders allow a share of 45% to 50%.
Is a longer tenure worth it on an Rs. 80,000 salary?
It raises the loan but costs far more interest, so treat it with care. A 30-year tenure lifts the loan from Rs. 46.1 lakh to Rs. 52.0 lakh at the same Rs. 40,000 EMI. That is Rs. 5.9 lakh more. Total interest rises from Rs. 49.9 lakh to Rs. 92.0 lakh, an extra Rs. 42.1 lakh.
- 20 years: EMI of Rs. 40,000 for 240 months, total repaid Rs. 96.0 lakh
- 30 years: EMI of Rs. 40,000 for 360 months, total repaid Rs. 144.0 lakh
A 20-year tenure with part-prepayments is the better plan if you can manage it.
How can I raise the loan amount?
Five steps raise it, in order of impact.
- Clear existing loans, since each Rs. 1,000 of EMI removed adds about Rs. 1.15 lakh.
- Add a co-applicant with documented income.
- Lift your credit score before applying.
- Declare all verifiable income, such as rent or freelance earnings.
- Choose a longer tenure only within the limit and only if the interest is acceptable.
Home loan for professionals
A worked example: an Rs. 8,000 car loan EMI
Consider Rohan, a 30-year-old engineer in Jaipur with a take-home pay of Rs. 80,000 a month and a CIBIL Score of 738. He pays Rs. 8,000 a month on a car loan.
| Item | Amount |
|---|---|
| EMI capacity at 50% of Rs. 80,000 | Rs. 40,000 |
| Less car loan EMI | Rs. 8,000 |
| EMI left for a home loan | Rs. 32,000 |
| Loan supported over 25 years | Rs. 39.7 lakh |
| Loan supported after clearing the car loan | Rs. 49.7 lakh |
Clearing the car loan first raises Rohan's eligibility by Rs. 9.9 lakh. For the reverse question, see the guide to salary required for a home loan.

Frequently Asked Questions
Amount and property price
Improving eligibility
What property price can I afford on an Rs. 80,000 salary?
For a loan of about Rs. 46.1 lakh, the property can cost about Rs. 57.6 lakh, because the lender funds up to 80% for loans between Rs. 30 lakh and Rs. 75 lakh. You still need the down payment, plus stamp duty and registration. Add these to your cash plan before you shortlist properties.
Does my spouse's income help?
Yes, if your spouse applies as a co-applicant and the income is documented. The combined income raises the EMI limit and the loan amount. Existing EMIs and credit scores of both applicants are assessed together, and both become jointly liable for the loan. A weak score on either side can reduce the approved amount.
Will a bonus count towards my eligibility?
Fixed pay counts fully, but variable pay and bonuses may be counted only in part, depending on how consistent they have been. Lenders look at the last two years of pay. Keep your salary slips and returns ready. If your bonus is regular and documented, mention it early, since it can raise the assessed income.
Should I clear my car loan before applying?
If you can, yes. Each Rs. 1,000 of monthly EMI you remove adds about Rs. 1.15 lakh to the loan you qualify for. Compare the interest saved on the car loan with the cash you use, and keep an emergency reserve. Clearing it before you apply also shows a cleaner repayment record.
