Home Loan Up to 3 Crore: Property Value, Down Payment, and EMI

A home loan up to 3 crore needs a Rs. 4 crore property and a Rs. 1 crore down payment, since the Reserve Bank of India caps loan-to-value at 75% above Rs. 75 lakh. The 20-year EMI is Rs. 2,60,347 at 8.50% p.a.

Home Loan up to Rs. 3 crore

Home Loan up to Rs. 3 crore

Last updated: Oct 2026

A home loan up to Rs. 3 crore is limited by loan-to-value (LTV), not only by income. The lender funds at most 75% of the property, so the down payment is the first hurdle.

  • Property value: at least Rs. 4 crore for a Rs. 3 crore loan
  • Down payment: Rs. 1 crore, before stamp duty and registration
  • Equated Monthly Instalment (EMI) at 8.50% p.a.: Rs. 2,60,347 over 20 years, Rs. 2,41,568 over 25 years
  • Income needed: Rs. 5,78,549 net a month at 45% for the 20-year EMI
  • Tax benefit: Rs. 2 lakh of interest is deductible in the old regime, against Rs. 25.3 lakh paid in year 1

Plan the Rs. 1 crore down payment and the valuation first. The EMI is manageable only after those two figures are settled.

What property value does a Rs. 3 crore loan need?

At least Rs. 4 crore. For loans above Rs. 75 lakh, the Reserve Bank of India allows a maximum LTV of 75% (circular of 8 October 2015), so Rs. 3 crore is 75% of Rs. 4 crore.

Trade-off: the lender lends on the lower of the agreement price or its own valuation. If the valuation comes in at Rs. 3.8 crore, the loan falls to Rs. 2.85 crore, and you fund the gap.

What EMI and income does a Rs. 3 crore loan need?

For a home loan up to Rs. 3 crore, the EMI depends on tenure, and income must cover it.

TenureEMI (Rs.)Net salary at 45% (Rs.)
15 years2,95,4226,56,493
20 years2,60,3475,78,549
25 years2,41,5685,36,818

Assumptions: 8.50% p.a., no other EMIs. The rate is illustrative, not a quote. At 20 years, total interest is Rs. 3.25 crore, so you repay more than double the loan.

How much tax benefit does a Rs. 3 crore loan give?

Very little compared with the interest paid, and only in the old regime.

ItemYear 1 (Rs.)Deductible (Rs.)
Interest paid25.3 lakh2 lakh (Section 24(b) cap, self-occupied)
Principal repaid5.97 lakh1.5 lakh (Section 80C, shared with other investments)

The tax saving cannot justify a larger loan. Section numbers follow the Income-tax Act, 1961; the Income-tax Act, 2025 renumbers them from Tax Year 2026-27.

What extra cash sits outside a Rs. 3 crore loan?

Stamp duty, registration and legal costs come from your own funds, and Goods and Services Tax (GST) applies if the flat is under construction.
On an under-construction Rs. 4 crore flat, GST at 5% on two-thirds of the value is Rs. 13.3 lakh. A ready flat with a completion certificate carries no GST. Stamp duty and registration are set by each state, so confirm the rate for your location with the Sub-Registrar office and add it to the Rs. 1 crore down payment.

How do I prepare for a Rs. 3 crore application?

Five steps reduce delay on a large loan.

  1. Confirm the down payment of Rs. 1 crore and the source of funds.
  2. Gather income proof for the last 2 years, including returns and Form 16.
  3. Clear or reduce existing EMIs, which shrink your headroom.
  4. Ask the seller for title papers early, since valuation and legal checks take longer at this size.
  5. Apply, and compare the sanctioned amount with the agreement price.

A worked example: a Rs. 4 crore flat

Consider Arjun, a 44-year-old senior manager in Mumbai with a household income of Rs. 6.5 lakh a month and a CIBIL score of 771, buying a Rs. 4 crore flat.

Formula used: Loan = property value × 75%. EMI share = EMI ÷ monthly income.

ItemAmount
Property valueRs. 4,00,00,000
Loan at 75%Rs. 3,00,00,000
Down paymentRs. 1,00,00,000
EMI at 8.50% p.a. for 20 yearsRs. 2,60,347
EMI as a share of income40.1%

Arjun's EMI stays under 45% of income, so the plan is workable once he arranges the Rs. 1 crore down payment. For smaller and larger ranges, see the pages on a home loan up to Rs. 2 crore and how to calculate a Rs. 8 crore home loan EMI.

Frequently Asked Questions

Amount and eligibility

Costs and planning

Can I get Rs. 3 crore if my property costs Rs. 3.5 crore?

Not the full amount. At 75% LTV, a Rs. 3.5 crore property supports a loan of Rs. 2.625 crore, so you would need Rs. 87.5 lakh as down payment. To borrow Rs. 3 crore, the property must be valued at Rs. 4 crore or more. Ask the lender for its valuation before you sign the agreement.

Does a co-applicant help with a Rs. 3 crore loan?

Yes. A co-applicant's documented income is added to the repayment assessment, and two incomes can carry the Rs. 2,60,347 EMI at 20 years. The co-applicant also becomes jointly liable for the loan. Both applicants' existing EMIs and credit scores are assessed, so a weak score on either side can affect the outcome.

Are stamp duty and registration part of the loan?

No. The loan is calculated on the property value, so stamp duty and registration come from your own funds. These charges are set by each state, so check the rate for your location with the Sub-Registrar office. Keep them separate from the Rs. 1 crore down payment when you plan your cash.

Should I choose a 15-year or 25-year tenure?

It depends on your income and priorities. A 15-year tenure raises the EMI to Rs. 2,95,422 but cuts interest, while 25 years lowers the EMI to Rs. 2,41,568 and increases interest. Pick the shortest tenure you can service comfortably, and use part-prepayment when bonuses arrive. Test the EMI against 45% of your net income first.
