What is Bhunaksha Odisha?
Bhunaksha Odisha is the digital cadastral mapping system for Odisha, developed and maintained by the National Informatics Centre (NIC) under the Digital India Land Records Modernization Programme (DILRMP). It provides the visual, spatial layer to complement the textual land records in Bhulekh.
The system was integrated with the Bhulekh Odisha portal in Phase 3 of the DILRMP (2016 onwards), linking each map parcel to the corresponding textual RoR (Record of Rights). This means the same plot number that appears in your Bhulekh RoR also appears in Bhunaksha — and clicking it in the map gives you the matching record.
The Revenue and Disaster Management Department, Government of Odisha, administers both systems.

These two portals answer different questions about the same piece of land:

How to view the land map in Odisha — step by step
Method 1: Direct access via Bhunaksha Odisha portal
- Go to the official Bhunaksha Odisha portal at bhunakshaodisha.nic.in
- From the dropdown menus, select your District and click Submit
- Select your Tehsil (Tahasil) and then your Village (Mouza)
- The cadastral map of your village will load — showing all plots as numbered parcels
- Click on your specific plot on the map, or enter your plot number in the search field
- The selected plot will highlight and display: plot number, area, and boundary details
- Click Map Report or Show Report PDF to generate a single plot report or all plots under the same owner
- Download or print the PDF for reference
Method 2: Via the Map View button on Bhulekh Odisha
- Visit bhulekh.ori.nic.in
- Search for your RoR by Khata number, plot number, or tenant name
- When your RoR appears, look for the Map View button — clicking it opens Bhunaksha in a new window

Method 3: Via DILRMP-linked apps (DigiLocker / UMANG) Some RoR documents linked in DigiLocker may carry Bhunaksha map references. Access through the UMANG app under Odisha Revenue Services is also available in some districts.
What you need before searching
Bhunaksha Odisha searches by plot number — unlike Bhulekh which allows name-based searches. You need:
- Your plot number (from the sale deed, RoR/Khatiyan extract, or your Khata document)
- District, Tahasil, and village (Mouza) names — exactly as listed in revenue records
- Sheet number (optional in some portal versions — try the default or sequential sheet numbers if asked)
If you only have the owner name, first look up the RoR on Bhulekh Odisha to get the plot number, then use that in Bhunaksha.
What the Odisha land map shows and does not show
What the Bhunaksha map shows:
- Plot boundaries (cadastral boundary lines)
- Plot number and area
- Shape and orientation of the plot
- Neighbouring plot numbers and boundaries
- Road boundaries, water bodies, and common land if present in the village map
- Land use classification visible in some village maps (agricultural, homestead, etc.)
What it does not show:
- Owner's name — available on Bhulekh RoR only
- Mortgage or encumbrance status — check the encumbrance certificate separately
- Mutation status or pending transfer records
- GPS coordinates or satellite imagery (Bhunaksha is a vector cadastral map, not a satellite image)

Plot number not found: The plot may be listed under a different format. Bhunaksha plot numbers sometimes include slashes (e.g., 1133/4003). If the plot is not appearing, try with and without the slash, or check the sheet number. Some districts require a specific sheet selection.
Village map not loading: Server load on NIC portals can be high during peak hours. Try during early morning (6–9 AM) or late evening for faster access.
Map and RoR area mismatch: If the area shown in Bhunaksha differs from the area in the RoR, it may indicate an unmutated subdivision, a survey discrepancy, or a data entry error. File a rectification request at your Tahasil office.
Recent mutation not reflected: Mutations completed recently may take time to appear in Bhunaksha. The textual RoR in Bhulekh updates faster; cross-check your mutation certificate for the latest status.
Why land maps matter for Odisha property buyers
Checking the Bhunaksha map before any property transaction in Odisha answers three critical questions. Whether the physical plot boundaries match the area stated in the sale deed — discrepancies are common when land has been informally subdivided. Whether the plot has access to a public road or is landlocked — landlocked plots cannot receive construction permits and are significantly harder to finance. Whether the plot is adjacent to or overlapping with a water body, government land, or forest boundary — common risks in coastal Odisha (near Puri, Bhubaneswar, Cuttack) and forested districts.
For bank loan applications, technical appraisal by the lender's valuator requires both the Bhulekh RoR and Bhunaksha map as supporting documents.
What to do if the Odisha land map shows a discrepancy
A common finding when checking Bhunaksha against the Bhulekh RoR is that the area in the map and the area in the RoR do not match. This typically means one of four things: the plot has been sub-divided since the last survey and the Bhunaksha has not been updated; an encroachment exists; the map reflects a survey update that has not yet been entered in the RoR; or there is a data entry error.
In all these cases, the resolution path is through the Tahasil office — file a rectification application with the Tahasil and request a fresh field survey if the discrepancy is significant. For property transactions, do not proceed if a material area discrepancy exists between the map and the RoR. The discrepancy must be resolved and the records reconciled before the sale is completed.
