Khatauni records on the Bhulekh portal can be accessed in 8 steps, with no registration or login required for viewing.
Step 1: Visit the official portal
Open bhulekh.uk.gov.in in your browser. Use only this URL. Do not use third-party websites, unauthorised by the Revenue Department, that falsely claim to offer Bhulekh records.
Step 2: Select Dehradun as your district
On the portal's home page, click on "Public RoR" (Record of Rights). A map of Uttarakhand will appear. Click on Dehradun district from the map or the district dropdown.
Step 3: Choose your tehsil
A list of tehsils within Dehradun district will appear. Select the tehsil relevant to your property - for example, Dehradun Sadar for city-centre plots, or Vikasnagar for properties along the Yamuna belt.
Step 4: Select your village
From the village dropdown, select the revenue village where the plot is located. Village names are listed in Hindi. If you are unsure of the revenue village classification, check your property tax receipt or an earlier sale deed.
Step 5: Select the Khatauni search option
The portal offers multiple search methods. Select "Khatauni" and then choose your preferred search mode: by Khata number, by Khasra number, or by owner name.
Step 6: Enter your search identifier
Type in the Khata number or owner name exactly as it appears on existing revenue documents. For name searches, enter the full name without abbreviations to narrow results.
Step 7: Enter the verification code (captcha)
Enter the captcha displayed on screen. If the text is unclear, click the refresh icon to generate a new code.
Step 8: View, verify, and download
The Khatauni record will display the landowner's name, co-owners and their shares, plot area, and land classification. Use the "Print" or "Download" option on the page to save a copy in PDF format. This copy is informational; it is not a certified copy and cannot substitute for a Tehsil-issued certified Khatauni in legal or registration proceedings.
Before completing a property transaction in Dehradun, verify that the name in the Khatauni exactly matches the name on the seller's government-issued identity document.
